The 5 Essential Questions
Do You Offer a Fixed-Price Contract?
This is the single most important question you can ask. A fixed-price contract means you know exactly what your project will cost before work begins. No surprises. No hidden fees. No “we’ll settle up at the end.”
Look for a contractor who uses updated materials cost data and professional estimating software to provide you with a clear, comprehensive quote. If a contractor is vague about pricing or won’t provide a detailed estimate, that’s a red flag.
Pro Tip: Even with a fixed-price contract, there may be change orders if you modify the original scope. The key is that any changes should be quoted in advance and approved by you before work begins.
How Will You Keep Me Informed During the Project?
Communication during construction is everything. You should never feel left in the dark about your project’s progress.
Ask your contractor how they keep clients updated. Do they use project management software? Will you have access to view progress online? How often will you communicate—weekly check-ins, daily updates? What’s the best way to reach them with questions or concerns?

Everyone wants their renovation finished quickly, but rushing leads to poor workmanship. What you should ask about is reliability—can the contractor give you a realistic timeline and stick to it?
A good contractor will:
- Provide a detailed project schedule with specific phases and milestones
- Explain what factors could affect the timeline (permits, material delays, etc.)
- Have a system in place to track and manage progress daily
- Be transparent if delays occur and communicate what’s being done to get back on track
If a contractor won’t commit to a timeline or says “it depends, we’ll see how it goes,” that’s not the contractor for you.
Who Will Be Working On My Project, and What Warranties Do You Offer?
You want to know who’s doing the work. Are they employees or subcontractors? Either way, do you get to meet them? Can the contractor provide references?
Equally important is warranty coverage. Ask about:
- Workmanship Warranty: How long does the contractor guarantee their work? (Standard is typically 1 year)
- Structural Warranty: For larger projects, what’s the coverage on structural components? (We offer 5 years)
- What’s Covered: Get specifics. Does the warranty cover labor, materials, or both?
A contractor confident in their work will stand behind it with meaningful warranty terms.
Can You Provide References from Recent Projects?
References are gold. They’re the real-world proof of a contractor’s reliability, quality, and professionalism.
When you get references, don’t just call and ask generic questions. Dig deeper:
- Did the project come in on budget?
- Was it completed on the promised timeline?
- How responsive was the contractor to questions and concerns?
- If there were issues, how did the contractor handle them?
- Would they hire this contractor again?
Also, try to get references from projects similar to yours. A contractor who nails kitchen renovations might not be the best choice for a complex structural addition.

Red Flags to Watch For
As you interview contractors, keep an eye out for these warning signs:
- Cash payments only: Professional contractors invoice and keep records
- No written contract: Everything should be in writing
- Pressure to decide quickly: Good contractors have enough work and don’t pressure you
- No insurance or licensing info: Always verify credentials
- Vague about the scope of work: Details matter; vagueness leads to disputes
- Significantly lower bids: If they’re cutting corners on price, they might cut corners on quality
