Types of Home Additions We Build in Toronto

Add a complete upper floor to your Toronto bungalow or split-level. Structural engineering, permit management, and design-build coordination included. Most common addition type in North York and East York. We manage the full project while you stay in your home for most of the build.

How much does a home addition cost in Toronto?

Yes. All structural additions require a City of Toronto building permit. Many also need a Committee of Adjustment minor variance if the addition exceeds zoning limits on lot coverage, setbacks, or height. BCF manages the full permit process on your behalf — included in your contract at no extra charge.

If something in the original scope costs more than estimated, BCF absorbs the difference. That is what a fixed-price contract means. Your cost only changes if you choose to add scope — which is always priced as a formal change order and approved by you before any work begins.

For most rear and side additions, yes — with some disruption during active construction phases. For full second-storey additions, we recommend 4–8 weeks of temporary accommodation during the structural open phase when the roof is removed. We advise this clearly during planning so you can arrange accordingly.
