We meet in your kitchen, assess the existing layout, plumbing locations, electrical panel, and structural conditions. We discuss your goals — layout changes, appliance upgrades, cabinetry style — and give you an honest preliminary budget range.
Step 2
DESIGN AGREEMENT
We prepare a Design Agreement covering all kitchen selections — cabinetry, hardware, countertop material, tile backsplash, appliances, lighting, plumbing fixtures, and flooring. Everything is priced before the construction contract is signed.
Step 3
SELECTIONS & DRAWINGS
Our design team visits the showroom with you to finalize all selections. Kitchen drawings are prepared showing the new layout, cabinet elevations, and electrical plan. Any permit drawings are submitted to the City of Toronto.
Step 4
FIXED-PRICE CONTRACT
You receive a complete fixed-price construction contract. Every line item — labour, materials, cabinetry, countertops, tile, appliance installation — is itemized and included. The number you sign is the number you pay.
Step 5
CONSTRUCTION
BCF’s crew completes your kitchen renovation with daily BuilderTrend updates. You see photos, schedule status, and budget in real time from your phone. Your superintendent is reachable throughout the project.
Step 6
FINAL WALKTHROUGH
We complete a full QA walkthrough before handover. All cabinetry, appliances, plumbing, and electrical are tested and confirmed functioning. Deficiencies resolved before we leave. 1-year workmanship warranty issued at handover.
