No basement renovation is worth doing on a wet foundation. Where we find cracks, failed weeping tile or grading problems, we fix the cause first, with interior or exterior waterproofing as the situation requires, and then finish the space.

What the City of Toronto Requires
North York falls under the City of Toronto, so basement work that touches structure, plumbing, egress or creates a new dwelling unit requires a building permit from Toronto Building, according to the City of Toronto. Secondary suites are permitted in detached and semi-detached houses across the city, subject to the Ontario Building Code and the City’s zoning rules on ceiling height, egress, fire separation and parking. Underpinning always requires a permit and engineered drawings.
We prepare the drawings, submit the application, coordinate inspections at each stage and close the permit at the end. You never have to deal with the City yourself unless you want to.

We visit your basement, assess existing conditions — ceiling height, moisture indicators, foundation type, mechanical location, and egress options. We discuss your goals, legal suite vs. personal use requirements, and give you an honest preliminary cost range.

FEASIBILITY & ZONING REVIEW
We confirm zoning requirements for your specific property, assess whether underpinning is needed to achieve your target ceiling height, and identify all permit requirements including egress windows and fire separation. Full transparency before you commit to anything.
Step 3
DESIGN & STRUCTURAL REVIEW
Where underpinning or structural work is required, we engage a structural engineer and prepare permit drawings. For finishing projects, our team prepares a layout plan and all finish selections. Everything priced before the construction contract.
Step 4
FIXED-PRICE CONTRACT
You receive a complete fixed-price contract covering all labour, materials, structural work, mechanical, electrical, and finishes. Permit fees included. The number you sign is the number you pay.

CONSTRUCTION
| BCF manages the full construction sequence — waterproofing, underpinning (if required), framing, mechanical rough-in, electrical, insulation, drywall, and finishes — with daily BuilderTrend updates and city inspections scheduled and managed by our team. |

FINAL INSPECTION & HANDOVER
We complete the final city inspection and our own QA walkthrough with you. All systems — plumbing, electrical, HVAC — tested and confirmed. Warranty documentation provided. Your basement suite or finished space is ready to use or rent.
